2FL developed and patented a replacement window installation product and method called the Rain Jacket Flashing System. Our installation passes the stringent AAMA pressure tests against water and air penetration required for condominiums, and it withstands 120 MPH wind-driven rain.

With over 24 years in business, 2FL Windows & Siding has been a trusted exterior home improvement contractor since 2002.
I had this company come out to replace my windows and I couldn't be any happier with the service that was provided. I have 3 young kids running around and the team that did my windows were very patient, friendly, polite and they even cleaned…
We had a great experience with 2FL on a small re-siding project. They accommodated some requests we had which was appreciated. They were also much more responsive than other siding companies we talked to, which was ultimately why we decided to go with 2FL. For…
I had a roof replaced and 2FL did an excellent job. It took them 2 days to complete and the roof looks great. Many neighbors have commented on how nice it is. I highly recommend them.

By Appointment OnlyNo. Spokane Valley has been its own city since 2003, with its own Permit Center on East Sprague Avenue. Work in the Valley is permitted and inspected there, not by the City of Spokane. We file in the correct jurisdiction for your address.
A like-for-like swap inside the existing opening generally does not. Changing the opening size does, and so does bringing a basement bedroom window up to egress. We confirm with the Permit Center before we start rather than guessing.
In a Valley home with aluminum frames it is almost always the window. The metal frame gets cold enough to condense indoor humidity on its surface. An insulated frame with a warm-edge spacer stops it. If condensation continues on new windows, then it is a humidity and ventilation question, and we will tell you that rather than sell you more windows.
If the room is used as a bedroom, the window has to meet egress requirements for clear opening size and sill height. A lot of Valley daylight basements have original units that do not. Enlarging the opening is normal work for us and the permit is part of the job.
Yes. We cover Spokane Valley and the surrounding area, including Millwood, Liberty Lake, Greenacres, Veradale, Opportunity and Otis Orchards.
