The range on this page is where most roofs land. Your own number takes one visit: we measure the roof, look at the deck and the access, and put the price in writing.
With over 24 years in business, 2FL Windows & Siding has been a trusted exterior home improvement contractor since 2002.
I had this company come out to replace my windows and I couldn't be any happier with the service that was provided. I have 3 young kids running around and the team that did my windows were very patient, friendly, polite and they even cleaned…
We had a great experience with 2FL on a small re-siding project. They accommodated some requests we had which was appreciated. They were also much more responsive than other siding companies we talked to, which was ultimately why we decided to go with 2FL. For…
I had a roof replaced and 2FL did an excellent job. It took them 2 days to complete and the roof looks great. Many neighbors have commented on how nice it is. I highly recommend them.

By Appointment OnlyA roof replacement from 2FL runs from about $5 to $15 per square foot of roof. To turn that into a rough total, multiply by the area of the roof, not the floor area of the house, which is smaller. Where you land in the range depends on the product, the prep and the access, and a firm price needs someone to look at the roof.
Because three things move it, and each can move it a long way. The product: architectural shingle or metal. The prep: how many layers come off and how much of the deck underneath needs replacing. The access: how steep and how high the roof is, and how easily crews and materials can reach it. Two houses with the same roof area can sit at opposite ends of the range.
By the area of the roof itself, which is larger than the footprint of the house because of the pitch and the overhangs. Roofers count it in squares, each square being 100 square feet. We measure it on site at the estimate, so the price is built on your roof rather than on a formula.
Yes, and it is one of the three things that decide where a job lands. Each extra layer means more to strip, carry off and dispose of. With the old roof off, the deck gets checked, and any soft or rotten boards are replaced before the new underlayment goes down, which is often when a problem hidden for years finally shows.
Yes. A steep pitch means harnesses, roof jacks and slower work, a tall house means more handling of every bundle, and a roof hemmed in by trees or neighbors is harder to load and to clear. That is what accessibility means in the price.
It can cost less on the day, because nothing comes off. But a second layer adds weight, hides whatever is wrong with the deck underneath, and runs into code limits on how many layers a roof may carry: in Spokane, city code requires a full tear-off once two or more layers are on. The estimate is where we check which applies to your roof.
We can give you the range, and this page does. A firm price needs someone to look at the roof, because the layers, the deck and the access are what separate the low end from the high end, and none of them shows up in a photo. The estimate is free and the price comes in writing.
